How does Empty.Rentals make an income?
Both landlords and tenants we charge NO upfront registration fees to list or view properties.
Once a rental agreement has been made and signed by both parties we invoice both parties for a percentage of the first months rental, that is the only fee we charge. If the rental is extended we will invoice a smaller percentage upon agreement of the rental extension. These are the only fees you will ever be charged by Empty.Rentals.
Our fees are based upon the landlord paying us a 25% fee of the first months rental and the new tenant a 10% fee of the 1st months rental. This will be invoiced upon signature of the legally binding rental agreement between the parties.
Our fees for extending a rental agreement are 7.5% fee of the first extended months rental for both the tenant and landlord. This will be invoiced to both parties upon agreements being made.
How does the landlord interact with the new tenant?
The landlord will register as a user on our website, we will then provide secure login details and ask for account verification documents to be completed.
The landlord will list the property on our website with all details relevant to the property. This must include:-
- Minimum rental agreement, we recommend setting the minimum of 3 month as this will help new businesses understand their cost exposure prior to making an offer to rent the property.
- Minimum monthly rental income that you need, this will not be divulged to the prospective tenant making an offer to rent. The tenent will only have 3 opportunities to put a offer to rent into our system before that property is locked out to them for 30 days.
- Images/ photos of both the inside and outside of the property must be included in your listing.
- Additional running costs that a landlord will invoice monthly to the new tenant must be included in the listing details.
- A note saying that all utility consumption is payable by the new tenant, this will only cover electricity, water and gas, as all other expenses such as insurance must be covered by the landlord.
- Once the property is listed, our site will publish the details and await for offers to come in, if an offer meets the landlords minimum criteria (time and value) we will contact both parties to inform them of a sucessful and acceptable offer.
- We will email a legally binding agreement to both parties for signature and return to us.
- We will invoice both the landlord and the new tenant for the fees payable to Empty.Rentals for immediate payment, once payment is received by us we will release the contract and contact details to both parties. If no payment is received by Empty.Rentals the contract will be null and void with any payments having been received by Empty.Rentals being returned to the payee.
- As landlord you will have to agree to hand over keys on and agreed date once the completion of signatures on the contract and payment by both parties to Empty.Rentals is made.
How does the new tenant interact with the landlord?
The new tenant will register as a user on our website, we will then provide secure login details and ask for account verification documents to be completed.
As a new tenant you will browse properties on our site. Upon identification of a property you would like to rent you must:-
- Login to your secure account.
- Complete crietria such as the minimum time frame you are willing to rent the property for.
- Confirm the Minimum monthly rental payment that you will be willing to pay.
- You will only have 3 opportunities to put a offer to rent into our system before that property is locked out to you for 30 days. So make sure you put sensible offers into the system.
- Your offer must include our 1st month commission values.
- By making the offer, you agree to pay the additional running costs that a landlord or the utility will invoice monthly to you as the new tenant.
- Once an offer is made and meets the landlords minimum criteria (time and value) we will contact both parties to inform them of a sucessful and acceptable offer.
- We will email a legally binding agreement to both parties for signature and return to us.
- We will invoice both the landlord and the new tenant for the fees payable to Empty.Rentals for immediate payment, once payment is received by us we will release the contract and contact details to both parties. If no payment is received by Empty.Rentals the contract will be null and void with any payments having been received by Empty.Rentals being returned to the payee.
- As the new tenant you will have to agree to a date to collect keys and agreed date once the completion of signatures on the contract and payment by both parties to Empty.Rentals is made.
At Empty.Rentals we will not hold deposits or rental payments on behalf of the landlord or tenant, we are solely the brokerage element of your rental where the commission payable to us is the only payment that will be made to us.
Our legally binding rental agreement will be presented to both parties and MUST be accepted by both parties prior to the rental agreement commencment.
We will provide a terms and conditions of Empty.Rentals business policy's prior to sending the legally binding contract to both parties, our T&C's must be accepted.
