As a landlord the cost and hassle of having an empty rental property is huge. With Empty.Rentals we are committed to filling your commercial property at a sustainable rate for you and your tenants. We market your property to small, medium or large businesses, startups or even multiple businesses to find the best option for your premises. Let us find you a new tenant at a rental value and period acceptable to both you the owner and the tenant.

 

HOW do you get started?

As a landlord you will confidentially submit to our site your minimum monthly/yearly rental income and minimum time scale you are happy to accept, full details of the property, and sign our legally binding documentation that confirms you have the legal right to rent the property out.

You will need to upload various proof of identity and other details including images of your property, floor plans if available and general conditions.

We do not charge for registration or listing a property with us, you can list as many properties in as many locations that you are legally entitled to rent out.  Once we have found a tenant and the documentation with move in date is agreed we then submit a invoice to you the landlord for 25% of the first months rental value, this is our finders fee and commission for putting the deal together.  If after this initial rental term the tenant wishes to continue renting your property we will then forward a rental extension document to you and the tenant, once this is signed we will then send an additional invoice to you the landlord for 7.5% of this extended first months rental value.

At Empty.Rentals this is the only charge you as landlord will be asked to pay to us.

An example:-
We agree a Empty.Rentals of your high street property for a term on 6 months to a tenant, the monthly rental rate has been agreed at £750 per month.

Empty.Rentals invoices you 25% of this £750 = £187.50

If during the 6 months rental the tenant wants to extend the agreement for a further period of time at the same monthly rental rate of £750 per month, we will invoice you the landlord 7.5% of this 1st month extension value.

Empty.Rentals invoices you 7.5% of this 1st months extension value of £750 = £56.25

We recommend setting your minimum rental period for as short a period as possible (our minimum is 3 months), this helps startup businesses explore their business concept in the full knowledge that they can leave after 3 months with no additional charges, but also helps you the landlord by getting your property in use with an income.

What we ask you to do

  1. Upload comprehensive images of the property.Upload full property details including full descriptions.
  2. Tell us what your minimum rental term will be.
    We recommend a minimum of 3 months, but 6,12 and 24 months and longer agreements options are available.
  3. Tell us your minimum rental value for each period would be.
    Example 1:-
    3 Months rental, at £ 750 per month.
    6 Months rental, at £ 700 per month.
    12 Months rental, at £ 650 per month.
    Example 2
    3 Months rental, at £ 1000 per month.
    6 Months rental, at £ 750 per month.
    12 Months rental, at £ 600 per month.
    The shorter the rental period, proportionally the monthly rental should be slightly higher.
  4. Any additional costs that the new tenant will have to pay per month, including:
    - Electricity calculated at £ A per month on consumption per month (typical usage)
    - Water calculated at £ B per month
    - Rates calculated at £ C per month
    - Any other monthly costs payable by the tenant.These would all be invoiced directly by the utility company.
  5. All other landlord costs MUST be included in the agreed monthly rental charge.
  6. We provide the legal documentation and contract signatures in electronic form, we agree the terms of the rental to both the landlord and tenant through our system.
