How do you get started?

We do not charge for registration or browsing our property portfolio.

As a prospective tenant you sign up to register as a potential tenant on our site.

You browse our property portfolio and make offers on property that meets your needs based on what you could afford to pay per month.

If one of your minimum rental payments and time scales is acceptable to the landlord we will contact you with a confirmation email saying that the landlord is happy to proceed based on the rental value offered and time scales.  If your offer doesn't meet the landlords minimum requirements we will email you to let you know your offer is not acceptable.

If your offer/bid is not acceptable you will get a total of 3 bids over the course of any 30 day period on that specific property. You can bid on as many other properties at the same time as only an acceptable offer will be taken forward.

You can increase your minimum rental offer only 3 times before the property becomes locked out to you.

Once you have found a property you want to rent and the landlord has agreed the monthly rental payment, term along with a moving in date, we then submit a invoice to you the tenant for 10% of the first months rental value, this is our finders fee and commission for putting the deal together.  Your first months rental payment to the landlord will be discounted by our commission rate.

If after this initial rental term you the tenant wishes to continue renting the property we will then forward a rental extension document to you and the landlord, once this is signed we will then send an additional invoice to you the tenant for 7.5% of this extended first months rental value.

You will need to upload various proof of identity to our site prior to any offer is accepted by the landlord.

At Empty.Rentals this is the only charge you as a tenant will be asked to pay to us.

Example:

We agree a Empty.Rentals in the property of your choice  for a term of 6 months, the monthly rental rate has been agreed at £750 per month.

Empty.Rentals invoices you the new tenant 10% of this first months rental payment of  £750 = so the invoice you will receive is £75.00

If during the 6 months rental you want to extend the agreement for a further period of time at the same monthly rental rate of £750 per month, we will invoice you the tenant a further 7.5% of this 1st month extension value.

Empty.Rentals invoices you 7.5% of this 1st months extension value of £750 = £56.25

We recommend you setting the minimum rental period for as long a period as possible (our minimum is 3 months), this helps you keep your costs down as the landlord will have set better rental rates for longer time periods, if however you only want to explore your business idea then make the offer based on the minimum time scales you think it will take to setup and run your business, this gives you less exposure to more costs if your business is not sucessful.
As a startup businesses the minimum 3 months may be suitable to help you explore the business concept in the full knowledge that they can leave after 3 months with no additional charges, but also helps the landlord by getting some income from the property.

What we ask you to do

1. Tell us your maximum rental value for each month you would be happy to pay.

2.Tell us the maximum time scale you wish to rent the property for.

Example 1:-
3 Months rental, at £ 750 per month.

Example 2

6 Months rental, at £ 700 per month.The shorter the rental period, proportionally the monthly rental should be slightly higher.

Your offer to rent will include all costs that the landlord would generally invoice seperatly, however you as the tenant will still be responsible for paying any additional costs associated with the property per month, including
- Electricity calculated at £ A per month on consumption per month (typical usage)
- Water calculated at £ B per month
- Rates calculated at £ C per monthThese would all be invoiced directly by the utility company.

- Any other monthly costs payable by the tenant will already be included in the agreed monthly rental values.

3. We provide the legal documentation and contract signatures in electronic form, the rental terms are agree to both the landlord and tenant through our system.
